Can I still collect deposit?

Yes, you may continue to collect deposits.

The only impact is that if you do claim for tenant runaway, the claim will be sum amount equivalent to 2 months’ rental or up to the Sum Insured as stated in the Policy.

This is subject to the condition of “equal or less than the actual monthly rental at the date of payment of the claim less 1-month rental deposit.”

Example:
• Tenant rental is RM2,000, tenancy period Jan 22 – Dec 22.
• Collect 2.5 months deposit from tenant.
• Tenant runs away on Aug 22, no payment was made on Aug.

Gross claim 5 months rental, deducting 1 month deposit = RM 8,000

Limit of Liability – “Sum amount equivalent to 2 months rental or up to the Sum Insured (RM1,500)”

Claims Payable = RM 1,500

How much does this Policy cost?

This Policy (Plan 1) is awarded to Landlords for free, for landlords who take up the Insta Preferred plan under Instahome. 

Insta Preferred plan also covers free rental collection through Instahome’s online payment gateway and free property management.

Are all type of tenancies covered under this policy?

This Policy is only applicable for tenancies 12 months and above, for tenants who are renting full units. Room rentals are excluded from the Policy.

Expats and foreigners may be included, provided Passport copy is submitted.

Students are excluded from the Policy.

Minimum of 1 month security deposit must be collected.

What can I claim for?
  • Tenant Runaway
    • Loss of Rent up to RM1,500
    • Legal letter of demand up to RM500
  • Malicious Damage upon tenant runaway
    • Up to RM15,000
  • Theft and burglary by tenant
    • Up to RM1,000

Malicious Damage can only be claimed if the tenant has runaway. Theft and burglary claim is not conditional upon tenant runaway.

How will I qualify for the "Tenant Runaway" claim?

“Tenant runaway” is defined as your tenant permanently departed from the Premises during the Period of Insurance without providing written or verbal notice of departure, as required under the current lease, or rental agreement or without any intention of returning.

What can be claimed under "Tenant Runaway"?

You may claim for loss of rental up to 2 months’ worth of rent, capped at RM1,500, subject to the condition of “equal or less than the actual monthly rental at the date of payment of the claim less 1-month rental deposit.”

What the above term means is:
• Tenant rental is RM2,000, tenancy period Jan 22 – Dec 22.
• Collect 2.5 months deposit from tenant.
• Tenant runs away on Aug 22, no payment was made on Aug.

You may also claim the cost of issuing legal notice of demand, provided you have receipts of engaging a law firm for such notice, up to RM500.

What can be claimed under "Malicious Damage"?

Loss or Damage due to Malicious Act

  • Cleaning Services
  • Repair or
  • Replacement of doors, locks, access card and keys
  • Breakage of Plate Glass (for example shower screens, however items such as crockery, porcelain, hand mirrors, glassware crystal or glass in clocks, vases, ornaments, pictures, electronic and electrical are excluded)
  • Plumbing, drainage, air-conditioning and toilet malfunction
What do I need to show to make a claim?

Instahome will guide you through the process of making a claim.

Loss of Rental income due to Tenant runaway

  1. Duly completed Claim Form
  2. Police Report (mentioned about the runaway tenant and default payment)
  3. Receipt / Bank statement / proof of payment received
  4. Rental agreement, Rental ledger / bank statement showing the full rental history
  5. Reminder notices / demand letters for the outstanding rental if applicable
  6. Any other document relevant to the loss

Legal Fees for Letter of Demand

  1. Duly completed Claim Form
  2. Police Report (mentioned about the runaway tenant and default payment)
  3. Letter of demand
  4. solicitor’s invoices
  5. Rental agreement
  6. Any other document relevant to the loss

Malicious Damage

  1. Duly completed Claim Form
  2. Police report (mentioned about the damaged items)
  3. Photo of the damaged item and overall view of the damaged cause by the tenant.

  6. Invoice of the damaged item.

Theft or burglary by tenant

  1. Duly completed Claim Form
  2. Police report (mentioned about the theft or burglary by the tenant and the stolen items)
  3. Photographs showing the last location of the stolen item
  4. Historical invoice of the Stolen item 
  5. Replacement quotation
  6. Invoice of the Stolen item.
  7. Any other documents which relevant to the loss
How long will the claims take?

Claims will be paid to the insured by Tune Protect within 14 working days upon full receipt of the documents

Can I cancel my Insurance Policy?

The Insurance Policy will be purchased by Instahome for you, after the Tenancy Agreement has been signed by both parties.

Once the Insurance Plan has been purchased, if you wish not to continue the Insta Preferred Plan, there will be a cancellation fee of RM300.

Can I upgrade my Insurance Policy?

Instahome purchases Plan 1 and provides it for free to Landlords on the Insta Preferred Plan.

If you wish to upgrade your Policy to Plan 2 or Plan 3, you may do so at an additional cost to top up the extra sum above the cost Instahome would incur for Plan 1.

Please make a special request for the upgrade. 

Any upgrade shall be done before the purchase of the insurance. Any upgrade of plan after issuance of certificate is not allowed.

Is there a waiting period for the Policy?

Yes.

  1. Tenancies starting from 1st-14th of the month, Insurance will kickstart on the 15th of the month.
  2. Tenancies starting from 15th to 31st of the month, Insurance will kickstart on 1st of the next month.
